Contractors increasingly bid off both traditional 2D plan sets and 3D BIM models, sometimes for the same project at different design stages. Both can produce an accurate estimate, but the process — and what you can trust — differs.
2D takeoffs
A 2D takeoff is measured directly from plan sheets and specifications. Accuracy depends entirely on how complete and coordinated the drawing set is — dimensions have to be read and calculated by hand or with takeoff software, sheet by sheet.
3D / BIM takeoffs
A 3D model can generate quantities directly from the model geometry, which is faster and reduces manual measurement error — but only if the model is built to the same level of detail the estimate needs. A model with placeholder or generic components can understate real quantities.
Which one is more accurate?
Neither format guarantees accuracy on its own. The more reliable approach is cross-checking: where both a 2D set and a model exist, comparing the two catches discrepancies that either format alone would miss.
